I dunno if anyone here needs to know this but it would have helped me out a lot a couple years ago If you have substantial liquid holdings but dont have much in the way of income (like if you were a naval officer making $92k/yr transitioning out of service into a trade apprenticeship at $15/hr) you can establish a revocable trust to pay out those liquid holdings over a 36 month period and mortgage lenders will consider it income. Once the loan is approved and you're closed you can dissolve the trust and return the assets to their source accounts so they're not taxed as income. Turning that $50k savings into $1300/mo income would have increased my maximum loan amount from $130k to about $250k under the prevailing interest rates at the time. ​This can be financially ruinous if you don't have a path to the income necessary to cover that mortgage but in a union job with clearly defined pay raises it wouldn't have been something I was worried about.
