I still internally freak out about things potentially going off the rails despite doing my due diligence to cover all bases and eliminate as much risk as possible, but in the words of Kenny Rogers, "You've got to know when to hold 'em, know when to fold 'em, Know when to walk away, know when to run." And even then all your negotiations can't always protect you from things blowing up later, but that's just life and learning how to live with acceptable risks is the hardest lesson of all.
